| | | The Design Process
The Design process begins with an Investigation Phase. This inspection typically includes a review of the original construction documents, an interior expection of problem areas, a visual inspection of the building exterior, and a visual inspection of the roof. Core samples are taken to determine the construction and identify the type of roof, insulation, and roof deck. This preliminary examination may lead to a more in-depth investigation-for-design, in which we gather enough information to make a complete set of plans and specifications.
In the Preliminary Design phase, we develop an in-depth Scope of Work for the project that solves the problems of the roof and meets the client's needs. The owners are consulted regarding these needs, any special requirements, and the budget. Design reviews are provided to the owner at predetermined intervalsfor instance, at 30 percent, 60 percent, and 95 percent completion of the proposed designdepending on the difficulty of the projects and the owner's requirements.
We produce the actual Plans, Specifications, and Bidding and Contract Documents in the Construction Document Phase according to the agreed upon scope of work. The Plans are a comprehensive set of drawings showing the planned roof and details for each change in the condition of the roof. Each detail conforms to a proven industry standard. Specifications outline the scope of work, the materials to be used, and the standard to which each roofing component and subcomponent will be installed. Bidding and Contract documents provide bidding and proposal requirements along with the full set of plans and specifications.
Frequently, we are asked to provide the final set of design services that occur before our Construction Administration team takes over the project. In this Bidding and Negotiation Phase, we invite qualified contractors or assist the client in advertising for bids, conduct a Prebid Conference with the contractors, make clarifications and modifications in Addendum form, and provide a Bid Review summarizing the bids and making recommendations.
